
Full management service
Our full management lettings service involves us being responsible for virtually all aspects of letting your property. This includes advertising, finding the right tenants and referencing them, preparing the tenancy agreement, collecting rent and organising any maintenance. We will also collect, hold and register the five-week security deposit in a government-approved scheme.
The charge for this service is a percentage of the collected monthly rent and is deducted on a monthly basis. There is also a letting fee when the property is let or re-let.
Let only service
The alternative to our full management lettings service is our let only service, where we are responsible for advertising your property, finding and referencing tenants, preparing a tenancy agreement and collecting the first month’s rent. We will also collect, hold and register the five-week security deposit in a government-approved scheme.
The landlord will then be responsible for collecting the rent going forward and will be in direct contact with tenants about any maintenance issues during the tenancy.

Agency agreement
On determining which service you wish to instruct Bush & Co to undertake, you will be required to sign the relevant agency agreement. This details the service we agree to provide and also the responsibilities that you, as a landlord, will have while the property is being let. Neither agency instruction of Bush & Co can be cancelled while a tenant introduced by Bush & Co remains in tenancy unless jointly agreed in writing by Bush & Co and the landlord following receipt of the required notice. In the unlikely event that Bush & Co wishes to terminate our agreement on your property, a minimum of one month’s written notice will be provided.
