That’s why we’re pleased to introduce our Rent & Legal Protection (RLP) policy, offered in partnership with The Lettings Hub. This new offering is designed to help you navigate the unexpected challenges of letting a property, whether it’s keeping up with changes to legislation or dealing with issues that could affect your rental income.
Upcoming Changes to the Rental Market
The Renters’ Rights Act (RRA) has significantly changed the private rental market, reforming how landlords manage tenancies.
After key changes came into effect in May 2026, landlords can no longer use Section 21 notices to ask tenants to leave without giving a specific reason. Additionally, Fixed Term agreements have been replaced with rolling tenancies. In terms of rental income, if a tenant falls behind on payments, landlords will now have to wait at least four months before serving a Section 8 notice, increasing the time it can take to regain possession.
As the new rules take effect, Bush & Co is committed to keeping landlords informed about how the RRA could affect them.

By opting for our RLP service, you can receive quick support in a range of situations.
Rent Protection
If a tenant falls behind on payments, we can cover lost rental income up to a value of £100,000, with the potential for eligible rent arrears to be covered.
Legal Support
You could receive up to £100,000 in legal cover, including support with the legal action needed to regain possession of your property and resolve tenant disputes. This cover might also extend to certain cases involving nuisance and trespass, contract disputes, tax enquiries, witness expenses and the defence of criminal prosecutions.
Post-Possession Cover
If a tenant damages your property and it cannot be re-let, you could receive 100% of your rent for the first month, 75% for the second and 50% for the third. You could also receive up to £1,000 towards eligible costs not covered by the tenancy deposit, including those caused by pet damage.
Accommodation and Storage
When you are unable to regain possession of your property straight away, eligible accommodation and storage costs may also be covered by our service.
